Overview
Well pumps and lake draw systems for rural properties
If your property is on a drilled well, a shallow well or a lake draw, your water system is your responsibility, there is no utility to call. Better Value has been servicing pumps, pressure tanks, foot valves, intake lines and pressure controls throughout Severn Bridge, Sparrow Lake, Gravenhurst, Bracebridge and the surrounding cottage country since 1989.
Most rural water complaints trace back to a handful of causes: a pressure tank that has lost its air charge and is short cycling the pump to death, a worn pump losing capacity, a pressure switch out of adjustment or with pitted contacts, a clogged intake or foot valve on a lake system, or a leak in the line between the source and the house. Diagnosing which one it is takes measurement, not guesswork.
Seasonal properties add their own work: opening and closing systems, winterizing so lines and pumps survive the winter, priming lake draw systems in spring, and dealing with intakes that have shifted or silted over the winter. We do this work every season and know what fails on these systems here.

Questions
Well Pumps Lake Draw Systems: questions & answers
Why does my pump keep turning on and off?+
Short cycling is almost always a pressure tank that has lost its air charge or a failed bladder. Left alone it will burn out the pump.
How long does a well pump last?+
A quality submersible pump commonly lasts ten to fifteen years. Short cycling, sand and frequent power issues shorten that considerably.
My cottage has no water after the winter. What now?+
Usually a lost prime, a frozen or split line, a clogged foot valve or a pump that did not survive the winter. Call and we will walk through it and book a spring startup.
Can you winterize my water system?+
Yes. Draining, blowing out lines, protecting the pump and pressure tank and antifreezing traps are all part of our seasonal closing service.
Do you install new pressure tanks?+
Yes, and we set the tank air pressure to match the pressure your pump starts at, which is what determines how long the tank lasts.
