Overview

Water heater repair, replacement and tankless installation

Hot water is the utility people notice the instant it stops. Better Value repairs, flushes, installs and replaces conventional tank water heaters and on demand tankless units for homes, cottages and businesses across Muskoka and Simcoe County. Our team has completed manufacturer training on Navien and Viessmann on demand water heaters and boilers, alongside ongoing supplier training.

Not every hot water complaint means a new heater. Running out quickly can be a failed dip tube, a burnt element or a thermostat out of calibration. Rumbling and popping usually means sediment on the tank bottom that a flush will clear. Lukewarm water at one tap can be a mixing valve. We diagnose before we quote a replacement.

When replacement is the right answer, we walk you through the real trade offs between a conventional tank and a tankless unit: up front cost, venting and gas line requirements, recovery rate versus continuous flow, space, and how hard water in this region affects maintenance. Sizing matters more than brand, an undersized tankless will disappoint no matter whose badge is on it.

Called about a problem at the cottage and they walked me through what to do on the phone before they even arrived. Excellent service.

What proper water heater service and sizing gives you.

Manufacturer trained

Formal training on Navien and Viessmann on demand water heaters and boilers.

Diagnosis before replacement

Many hot water complaints are a repair, and we will say so.

Right sized equipment

Sized to your household's real demand and simultaneous fixture use, not a rule of thumb.

Annual flush service

Removing sediment protects efficiency and adds years to a tank's life, especially on hard water.

Safe venting and gas work

Combustion air, venting and gas connections completed and verified to code.

Hard water accounted for

We flag when a softener would meaningfully extend the life of a new tankless unit.

Questions

Water Heaters: questions & answers

How long does a water heater last?+

A conventional tank typically lasts eight to twelve years. A well maintained tankless unit can last twenty years or more, but it needs periodic descaling, particularly on hard water.

Is a tankless water heater worth it?+

For households with high or unpredictable hot water demand, or where space is tight, often yes. For a small household on a modest budget a quality tank can be the better value. We give you the honest comparison for your situation.

Why does my hot water run out so fast?+

Usually a failed dip tube, a burnt lower element, a thermostat problem, or heavy sediment reducing the usable volume of the tank.

What is that rumbling noise from my tank?+

Sediment on the bottom of the tank trapping steam bubbles. A flush usually solves it; if the tank is old it can also signal it is near the end of its life.

How often should a water heater be flushed?+

Once a year for most homes in this area. Hard water and well water systems benefit from it most.
