Overview

Commercial boiler maintenance and emergency repair

A commercial boiler outage affects an entire building at once, tenants, staff, guests and, in cold weather, the building's plumbing itself. Better Value provides commercial boiler maintenance and emergency repair across the Muskoka and Simcoe County region, with technicians trained on modern condensing equipment including Viessmann and Navien product lines.

Planned maintenance is where boiler reliability actually comes from. Combustion analysis, heat exchanger and condensate inspection, pump and expansion tank checks, control and sensor verification, low water cutoff testing and safety device checks catch the wear that turns into a mid winter shutdown. It also protects efficiency: a boiler running out of tune burns measurably more fuel for the same heat.

When something does fail, we diagnose the actual fault rather than swapping components. Lockout codes, ignition faults, circulation problems, condensate blockages and control failures all present similarly to building staff but need very different repairs.

Questions

Commercial Boilers: questions & answers

How often should a commercial boiler be serviced?+

At minimum annually, before the heating season. Buildings with high run hours or multiple boilers often benefit from twice yearly service.

What does a boiler service include?+

Combustion analysis, heat exchanger and condensate inspection, pump and expansion tank checks, control and sensor verification, and testing of safety devices.

My boiler keeps locking out. What does that mean?+

A lockout is the control protecting the equipment after a fault, commonly ignition failure, flame sensing, low water, blocked condensate or an air supply issue. The code tells us where to start.

Do you handle emergency boiler calls?+

Yes. Commercial boiler emergency repair is part of our service. Call the office and we will triage it immediately.

Can you service multiple boilers in one mechanical room?+

Yes. Multi boiler installations with staging controls are common in the resort and institutional buildings we service.
